Wish me luck, I've put an offer on a house.

Nothing final yet,  and actually it's the 2nd offer,  seems Citibank forgot they  were given a share of $700 Billion dollars, and  is nitpicking on the 9k difference between their asking price, and my first offer, so it's back in their hands.

And to Michigan SMC Mafia, it's got a huge deck,  as I'm walking through  a second time, I was already planning the BBQ this summer.

It's been a long  trip to get this far, I've discovered just how creative real estate agents can be:

Dream Home =  featured in Nightmare on Elm Street.
Needs a little TLC = typo, they meant, needs TNT, blast that eyesore off the subdivision plat maps.
Quiet neighborhood – yeah the EPA super site  a ¼ mile away  dissolved everyone's tongue.
Seller is anxious -  yeah, the roof line has a  bigger bow line than a Cavalier Wet Box.

The waiting is killing me.  But hopefully, I'll be unpacking all the signs, pulling the  V39 out of storage, and yelling at the neighborhood kids to stay off my lawn  within a few weeks.

Sorry, it's not soda related, but I had to share. i've been holding it in to long, and maybe some good karma will come my way.

Congrats we bought out first home in July, It took me almost 4 years to get into a house and it was worth every bit of the trouble.

Good luck on the pending offer.  It is a buyer's market so don't blink too soon if they counter you unless you really are dead set on the place.

The important question is:

"Does it have a Fallout Shelter?"

How long does it take to close on a house once the deal was accepted? It normally takes us in NJ 2-3 months before the closing once the deal is accepted.

I know this topic isn't machine related, but  I had to  blow off some of the stress, and hey, it was my best find this year, well last year.

Is it a bad thing  part of the criteria when I was looking was such thigs as, how many steps are there if I have to  haul machines down the staris, and are the ceilings high enough to  put the phone booth in?

LOL  TIm,  when we were looking, I told my agent one of the criterias was a fallout shelter so I can be ready for the upcoming  Collapse of civilization.  Luckily she has as twistred sense of humour as I do.
This one is a tri-level,  and the downstairs has already been taged as the 'Game Room'

Bubba- it's on the market as a short sale, so I could close in a few weeks once we come to an agreement,.    A little paint,  steam the carpts, and off I go

Nothing  confirmed, though the seller's agent  has told us the bank  has been in contact with the seller, and he seems to think the bank will accept  the second offer. It's all hearsay at this moment, at least the interest rates continue to drop.  Last time i looked, they were at 5.25%, not to shabby

Gah, it's been since  the Friday after Thanksgiving since the  initial offer went in, no wonder I'm stressed.  tounge

Got a call  from my agent Friday afternoon,  we received a verbal agreement, bank needs a paper or two signed by the owner, but  it's pretty much as good as  a go.
So I guess it's almost official,  we made the offer contingent on passing the home inspection and  that the selling price is equal to below the assessed value inspection, which shouldn't be a problem. Closing will prolly be mid February.

Now the stress sets in....

Ever look at a Vendo 56, think, yeah, this is the one, go back a second time, think, it's going to look primo when I finish it,  taker your restore guy with you to pick it up, and find it's a cosmetically touched up (and poorly at that)  basket case with more bondo than an a aut obdy shop warehouse?

Yeah, the house went like that. Inspection last Friday. Wow.  Major roof issues, pitch issues that caused the water to run into the house were handled by  tarring the heck out of the trusses.  The bathrooms were retiled to hide moisture damage, bathroom exhaust vents venting into the attic,  I could go on,  but bottom line one of the Directors at work  is a liscensed builder, took him out to the house  yesterday to   look over.  Repairs to make it livable - 8-12K. The home is bank owned,m and the seller agent  has said the bank won't give a deal, so I  wished them well, and warned them of the mold issues in the attic.   

And maybe it's a rebound romance,  looked at 2 more this morning, and one is really really nice. 4000sf less, than than the first onew, bigger yard, awesome deck, and move in ready. The previous owners took care of it, and it's for sale since the owners were transferred out of state. Maybe something good came out of this, i'd looked at the online add  for the 2nd house several times, but passed since it didn't have a basement. What the  listing didn't say  was that it had a living room and a large  great room, large as yeah, it will be a kicka** man cave, and will hold several  machines ( soda and juke) with room for the Michigan mafia  to lounge around.

Jim,

Sorry to hear about the delay.  But as others have already pointed out--the problem is the bank's.  If you had closed they would be yours!  There are plenty of other houses out there and the deals are still available.

Keep looking and always--as everyone who has read this thread has learned--get a good inspection before the contract is binding!  And as far as the banks not dealing--tell the realtor to present the offer--the worst that they can say is no.  Kind of like offerring $250 to a guy who wants $400 for a Vendo 39 with no drum.

Wise words from all!
I've found that the right house will just jump out from the crowd. Look at as many as you can. Independent inspection is a must. Electrical and plumbing are the hardest to fix if sub-par.

In my line of work I get to see the work of other trades as well as the work of inspectors. I have new home owners call me to fix problems that the inspector has missed. The most important advice I can offer is you need to find someone who knows the codes. If you can get this guy to inspect your next house I would pay him. Even if you have to pay a licenced inspector and pay him also. It's well worth the peace of mind.

I can't say enough to everyone, get an  inspection before closingthe deal.  I love my agent, she suggested putting a clause in the sales contract that allowed us an out based on the inspection results.  Yeah, I'm out $275 for the cost of the insection, but  it's a lot less than the $$ and stress I'd have if I'd bought it.

Tim, as for dealing, based on what we went through already, I know the bank won't dela, and it's okay,  I went out looking yesterday, and found two more potentials, both in move in condition. One door closes, one door opens...

I'll still have the Michigan Mafia BBQ this summer at MY new house

Is there such a thing as move in condition? I thought my house was.. The people before me renovated the whole house.... it looked beautiful... I figured we would move in, and I'd be sitting on the couch every night watching tv.. 10 years later, I'm still working on this place..  darn

Good point. Let's say they appear not to be a money sucking pit the other one turned out to be.  Won't  really know until a formal inspection.
